Rules for renters

  

Arrival/departure

Unless we have visitors desperate to come on the day that our previous guests are leaving, then we prefer to be flexible on arrival/departure times. If you tell us your preferred times and days we will do our utmost to accommodate them.


Number of occupants

We have a large double bedroom and a medium sized twin room where the beds can be moved together so we are suggesting up to 4 people. There is a double bed/settee in the lounge but, with one bathroom, 5 or 6 guests could lead to lengthy queues!


Leaving procedure

Please strip the beds that you’ve used and put the bedding into a pile with your used towels on top. Please dispose of any perishable items in the fridge/freezer, turn it off using the switch at the top leaving the doors ajar. Please ensure that you have returned our key to the keysafe when you leave.


Cancellation policy

Holidaymakers who cancel at least 30 days before check-in will get back 100% of the amount that you've paid. If you cancel between 14 and 30 days before check-in, you'll get back 50%. Otherwise, you won't get a refund.


Security deposit

We ask for 175€ security deposit which will be added to your booking and refunded, if all is in order, within two weeks of your check-out.


Use of Heating 

Electricity is expensive in Portugal. We are happy for you to use heating if you need it but please use the time-clocks and do not try to heat the apartment with the windows open! 


Equipment provided – the apartment is a low allergy environment. 

You are welcome to use the washing machine & dryer in the bathroom but due to skin sensitivities please use our soap powders for our items. 

We have provided bedding and towels. Please shower/bath to remove sun lotions etc. before you use them. Stained items may be charged for.


WiFi

There is a “mobile” Vodaphone WiFi which is fine for emails and web browsing. It does not have the capacity for on-line games or video streaming. It is only for use within our apartment. Abuse will result in a surcharge.


Smoking

We do not allow smoking within the apartment or the balcony. You may smoke on the roof terrace.


Disposal of rubbish - important

Typically in Portugal, rubbish is not collected from individual addresses. There are a range of bins near the apartment block on the road. Please respect the environment by making as much use of the recycling possibilities as you can. Also, please take any food waste to the rubbish bins daily. The heat locally can rapidly attract unwelcome visitors.


Plumbing

The Portuguese sewerage system blocks easily. Only flush toilet tissue please.


Parking

We have a designated bay at the rear of the block, close to the steps to our apartment. Additional vehicles should be parked on the road outside the block.


Use of communal pool

Tables, chairs and loungers are provided for communal use. We supply plastic plates and drinking vessels. Please use these in the pool area and on our balcony and roof terrace.


Use of BBQ

There is a brick-built BBQ on the roof terrace. Please do not attempt to BBQ elsewhere around the apartment. Many serious accidents and fires occur when people use accelerants on charcoal BBQs. We do not supply liquid fire-lighting fuel and do not sanction its use. Please use approved fire-lighters. Please leave the BBQ as you would expect to find it.


Consideration for neighbours

You may not be used to being in an apartment but a certain amount of noise does travel, particularly vertically. Please minimise noise between 11pm & 8am and by wearing soft shoes (trainers, slippers) to protect our new flooring in the apartment.


Use of stock groceries and crockery/cutlery

Feel free to use the grocery items, crockery, utensils etc. but please replace like with like.


Perfumed candles

To keep our low allergy environment, please do not use scented candles/incense indoors.


Fireplace

The fireplace is strictly decorative. Do not attempt to burn anything other than candles in it!


Pets

Pets are not allowed in our apartment.


Plants

Our plants – on the balcony and on the roof terrace will always appreciate a bit of love and attention.
